HUDSON BROWN APARTMENTS

As main contractor, Dominion Constructors project managed and built the 132 apartment development next to Quay Park, which is unique to Auckland’s urban design environment. Construction was a mixture of steel frame, concrete walls and floors, metal cladding to upper level walls and lightweight framing to upper level duplex apartments. Construction methods incorporated extensive ventilated cavity systems to ensure the more stringent changes to the Building Act were fully met in practice.

The apartment complex comprises a matrix of a single duplex apartment block and four towers of four to five floors each, providing a combination of one-, two- and three-bedroom accommodation. The podia connecting the buildings allowing public access were finished in an exposed aggregate screed with brick bands. Each building facade and ground floor datum level were unique.

Significant cost saving measures and design changes were proposed and incorporated into the project to enable a Guaranteed Maximum Price (GMP) that was satisfactory to the client that also maintained the integrity and standards of the original design concept. The project was successfully completed in 18 months through a staged consent process, peaking at 350 personnel on site and averaging 150 employees, including 70 carpenters and hammer hands.
