The adopted strengthening scheme on this project involved insertion of a structural steel diaphragm to the floor and roof plates along with new masonry shear walls and associated foundations.

The building services were reinstated and upgraded to meet code changes and a full interior refurbishment was undertaken.

As with any refurbishment project, once the building fabric is removed there can be ‘surprises’ which require a proactive contractor to work with the principal to minimise cost and time implications.

In this particular case, a change of approach suggested by Dominion has added value by minimising disruption to the existing building fit-out and saving approximately $500,000–making the building viable and worth saving.
