BIM is a digital representation of the physical and functional characteristics of a building. As such, it serves as a shared knowledge resource for information about a building, forming a reliable basis for decisions during its life cycle from inception onward.

The key principal is that BIM is not any single act or process. It is not creating a 3D model in isolation from others or utilising computer-based fabrication. It is being aware of the information needs of others as you undertake your part of the process.

A Building Information Model can contain information/data on design, construction, logistics, operation, maintenance, budgets, schedules and much more. The information contained within BIM enables richer analysis than traditional processes. Information created in one phase can be passed to the next for further development and reuse.

One such example is Dominion’s advanced use of Building Information Modeling (BIM) technology, with a highly skilled digital construction team utilising 4D BIM to drive more efficiency and certainty into project planning and construction scheduling.

The term ‘4D’ has developed to represent the addition of time to a digital 3D model. This involves intelligent linking between modelled elements and Gantt chart timelines. BIM provides the interactive ability to visualise, inform, rehearse and manipulate the construction sequence using sequential still images and videos, presenting the information in a simplified fashion that is easy to understand for all project stakeholders.

The key aim of 4D BIM is to highlight bottlenecks and site constraints within the staging of works in order to optimise the overall time of construction. It is a highly effective planning communication tool for disseminating construction impacts to stakeholders, or overlapping and multiple subcontractors.
